The Nominal statements required to confirm that a conveyance is a trust transferee (statements 9051, 9052 and 9053) have been amended to confirm that registrants no longer have to forward to the Ministry of Finance evidence of the trust in question. Evidence of the trust needs to be forwarded only on request of the Ministry.

Note: Changes to Land Transfer Tax legislation impacting Non-Resident Speculation Tax (NRST) take effect on March 27, 2024. However, applicable changes to Land Transfer Tax statements in Teraview will not be implemented until April 8, 2024. Interim instructions are included in this memo.

On September 6, 2023, Toronto City Council approved graduated Municipal Land Transfer Tax (MLTT) rates with additional thresholds for high value residential properties containing at least one, and not more than two, single family residences. Change to Fee Reporting of Writ Detail View

The maximum fee for writs details is now capped at $66.95 for each name searched. To accommodate/support this change, charges for capped fees for writs details will appear differently on the Docket Summary and Detailed Activity Report.

As part of our ongoing commitment to modernization, we are transitioning certain services online to MyTeraview to provide you with improved convenience when making simple changes to the Teraview users on your account. This will not only save you significant time, it will also reduce wait times for changes to take place.

What does this mean?

Effective December 1, 2023, paper forms will no longer be accepted in cases where MyTeraview is availablefor the following services:

  • Add a User
  • Transfer a User License
  • Suspend a User

Instead, Teraview Account Holder Representatives may access these services online at MyTeraview.ca

How do I access MyTeraview?

To start using MyTeraview, Teraview Account Holder Representatives must have their own Teraview License and a valid email in the system. Account Holder Representatives can simply log into myteraview.ca with their credentials to get started.

Effective November 6, 2023, the Teranet Connect Search Service fee for searches using third party conveyancing applications (searches performed outside of Teraview) will be increased to $1.17+HST per transaction. When searching a property by map, there were instances where the Reference Plan Number did not display in the exact location on the Parcel Map. As of September 16, 2023, improvements will be made on an ongoing basis to Reference Plan location precision in the Parcel Map.

We are pleased to announce that a minor issue that occurred when selecting statement 3700 without a sourced Assignment has been fixed.

On June 22, 2023, I alerted the profession to the malfunctioning of the Last Registered Instrument function in some rare instances for documents registered between June 5, 2023 and June 20, 2023.

We recently introduced a number of enhancements to Teraview, all as more particularly set forth in Bulletin 2023-02. All users should take some time to familiarize themselves with these enhancements.

It has come to my attention that there is a small issue with statement 3700 used in a Discharge. The issue occurs when Teraview users are modifying the party name without a sourced assignment instrument and evidencing the Change of Name in statement 1606 or statement 61.

The legislation that allows the electronic registration of documents and plans through Teraview© applies only to parcels in the land titles system. As such, reference plans that include any land in the registry system cannot be submitted in electronic format.

As part of the ongoing effort to improve plan processing in the land registration system, all subdivision plans, and all condominium registrations, will now follow a more a streamlined approach with a single point of contact at all stages of processing.

On June 3, 2023, we introduced a host of new enhancements to Teraview. These enhancements are set out in Bulletin 2023–02, a copy of which can be found in the From the Office of the DOT section of www.Teraview.ca.
